Olson Zaltman & Associates (OZA) is a pioneer in the use of mind science to unlock the hidden power of the unconscious, helping marketers understand consumer beliefs, behaviors, and decision-making. Clients include Bank of America, Cartier, Chevron, Harley Davidson, Microsoft, Pfizer, PNC, Wells Fargo and others. OZA turned to Carrie more than three years prior to its current lease expiration to provide a corporate real estate solution for doubling the size of its headquarters.

Action

Carrie initially explored the viability of expanding into the adjacent floor of OZA’s current building by creating an integral stairwell. When essential terms at this building could not be agreed, she explored all viable relocation alternatives and after leveraging the market so that landlords competed for OZA’s occupancy, she successfully negotiated attractive business terms and protections at an iconic building, including free rent to help offset the remaining lease obligation at the current building, capital from the landlord for the architectural and project management team Carrie assembled to create one of the coolest offices in Pittsburgh, all in space efficiently situated on one floor and located in a building that will help OZA retain and attract top talent. Architectural and design services were provided by Avon Graf Architects.
